Shoring & Excavation: March 2020 – March 2021
Foundations & Structure: July 2021 – Dec 2022
Exterior Building Finishes: April 2022 – May 2023
Interior Build-Out: March 2022 – June 2023
Substantial Completion: October 2023

Construction Phase – SHORING & EXCAVATION

As of February of 2021, we completed the perimeter shoring installation along the project property lines.

We will begin mass excavation of the major soil off haul operation within the month. This effort will get the project’s grade down to the
required elevation to start installation of the deep foundations. Our deep foundations will take several months to complete. We have (2)
mat foundation concrete pours planned.

The project site depressurization system is now active and will be functional through the concrete structure placement.
Please pardon our appearance, as tire tracks beyond the site fence line are expected during these construction activities. We do have a
daily monitoring plan for dust control and active street sweeping that the site will comply with.

PEDESTRIAN TRAFFIC CHANGES

The City of Oakland requires the closure of Broadway Sidewalk northbound between 19th and 20th Street for your safety.
The BART entry will remain open for the duration of all Construction activity; however, access is limited to and from 20th
Street. There will not be any pedestrian traffic from 19th street to the Broadway station until the completion of the project.
Please be cautious of not entering the site through the entry gates, as this construction area is restricted from pedestrians
and bike passage.

Local Artist Leaves Statement on Construction Fence Line

Andre Jones, director of Bay Area Mural Program, designed and painted the work of art on the project’s fence line. He is a
respected member of the art community in Oakland. Andre’s concept stemmed from graphic styles found in Ethiopian art,
mixed with abstraction, layering, and local cultural elements. We are excited to showcase his art and add a pop of color to
our stretch of Broadway.
